WHAT DOES BRICKS AND BEACHES DO TO SELL HOMES?

Bricks and Beaches takes a customized approach to listing and selling homes.  What we mean by that is figuring out what is important to you as a seller and customizing the approach based on what you need. We have the ability to market and promote luxury homes using high tech photography, custom websites, virtual tours and print media. On the other hand we have access to local and national cash investment buyers who will buy homes without having a bunch of people go through your home. 

Here are the most common things we do to sell homes:

  • List the home on the MLS: The MLS, or multiple listing service, is a database of homes for sale. When we list a home on the MLS, it becomes visible to other real estate agents and potential buyers. We include professional pictures and engaging comments designed to get buyers to want to view the property.
  • Market the home: Professional photos are taken on every property that we list for sale. We place a professional and branded “For Sale” sign in the front yard.  The digital marketing plan is implemented and optional “Open House” scheduled.
  • Show the home to potential buyers: Bricks and Beaches will schedule showings with potential buyers. We answer questions about the home and encourage on-site or virtual viewings.
  • Negotiate offers: When a buyer makes an offer one of our listings, Bricks and Beaches negotiates on behalf of the seller. We work to get the best possible price and terms for the seller. 
  • Close the sale: Once an offer has been accepted, we help the buyer and seller complete the sale. This includes writing contracts, coordinating inspections, working with lenders and arranging for the transfer of ownership through a title company.

HOW MUCH IS YOUR HOME WORTH?

One of the most common questions that homeowners have is, “How much is my home worth?” There are a few different ways to get an estimate of your home’s value, including:

  • Bricks and Beaches will provide a free comparative market analysis (CMA): A CMA is a more comprehensive analysis of your home’s value that takes into account all of the factors that affect home value. This service is FREE but we require the ability to view the property and consider the condition and features of your home.
  • Use a home value estimator: There are a number of online home value estimators that can give you a rough estimate of your home’s value. Websites like Zillow provide a very rough estimate of value. These estimators typically take into account factors such as the size and condition of your home, the location, and recent sales in your area.
  • Hire a professional appraiser: A professional appraiser will conduct a detailed inspection of your home and use their knowledge of the local market to give you an accurate estimate of your home’s value. Appraising a home can be expensive, so it’s important to weigh the cost against the value of the information you’ll receive.

No matter which method you choose, it’s important to remember that home values can fluctuate, so it’s a good idea to get a new estimate every year or two.
